Terms and Conditions

Terms and conditions apply to our Guests and all members of their party (including any day visitors, who must be pre-approved
with ourselves, the Owners).  It is our Guests responsibility to make sure that each member of their party is aware and accepts
the Terms and Conditions and the obligations herein.


Babies are welcome to our Courtyard accommodation; however, we are not equipped to cater for children under the age of 10
years or toddling infants.


The Owners reserve the right to cancel or end a booking without compensation or refund should Guests not comply with any of
the Terms and Conditions outlined below.


Arrival and Departure
Arrival time is from 3pm unless we can accommodate an earlier arrival by prior agreement and departure is no later than 10am
on the morning of your departure day for us to have sufficient time to prepare the accommodations between guests.


Bookings and Payments 
Provisional bookings can be made online, by email or telephone but a booking is not secured or confirmed until a 25% deposit
has been received, and we will then contact you via email to confirm the booking, and at this point, a contract is in place.
The remaining balance payment is due 6 weeks prior to your arrival.  We will send out a reminder 1 week prior to this.  Please
note that you may lose your booking and deposit if the full balance is not received as stated.


For Late Bookings within 6 weeks of the arrival date, the full balance is due at the time of booking


Cancellations 
Please advise us of any cancellation in writing.  Deposit payments are not refundable. 
We would do our very best to re-let a cancelled date but if this is not possible, you may be liable for the balance of the payment
for your holiday, so please take out holiday cancellation insurance.


If the final payment is not received by the due date, the owners reserve the right to give notice of cancellation of the booking. 
We also recommend that you take out cancellation protection insurance.  We will not provide a refund if for any reason you do
not complete the duration of your stay.


You May not under any circumstances transfer your booking to anyone else without prior consent from the Owners.


Non-Availability of Accommodation 
In the very unlikely event that for reasons out of our control your accommodation becomes unavailable, we would attempt to
offer you alternative accommodation or, if this is not possible, an alternative date for your stay up to the same value.  Our liability
would not exceed beyond this.


The Owners do not accept responsibility for breakdown of public or local supplies, including water or electricity nor any claims
against inconvenience caused by such incidences. In the case of any breakdown Guests are asked to notify the Owners
immediately and we will try our best, in conjunction with the service company concerned, to correct the fault as soon as
possible.


In the event of a national or local disease epidemic or pandemic, human or animal, the Owners reserve the right to cancel any
booking at any time.


Safety and General Rules

Our accommodations are strictly No Smoking
The use of candles is not permitted at any time.
Guests are not allowed in the stables unsupervised
Please look after and respect our accommodations, and please let us know if there are any damages. 
We do not normally charge for minor breakages; however, the owners reserve the right to charge for any non-trivial damage
howsoever caused. 

Please leave your cottage clean and tidy
If you have any problems, special requirements or needs, please let us know, and we will do all we can to accommodate you.
In the very unlikely event that we become concerned you are mistreating our cottages or if your conduct is considered to
infringe, the Owners Terms and Conditions, or, likely to impair the enjoyment, comfort or safety of other guests or staff, we
reserve the right to refuse entry or ask you to leave immediately without refund.
Please inform us or any accidents, injuries, breakages or failures of equipment immediately so we can rectify any issues.


Liability
The owners shall not accept liability or responsibility for loss, injury or damage to Guests property, or for personal injury.
Guests’ vehicles and bicycles are parked or kept at the Guests risk. The Owners will not be liable for any damage, loss or injury
to any guests.  The owners shall not be responsible for any loss, damage or injury that is the result of adverse weather
conditions, riot, war or other matters beyond the owners’ control.


The owners reserve the right to have access to the accommodation at all reasonable times without permission.
